Questions people ask

Do I need good credit to buy land?

No. Our program is built for people who are building their credit. We look at whether your income supports the monthly payment, and we report your payment history to help you build your credit, so you can qualify for a bank construction loan when it’s time to build.

How does my land equity become a down payment?

Two things build your equity. Every monthly payment pays down what you owe, and any increase in your land’s value belongs to you. The difference between your land’s value and your payoff is your equity.

Both examples assume land values grow 8.4% a year. Why 8.4%? Realtor.com’s first dedicated land-price study found U.S. land prices rose 76.6% from Q1 2019 to Q1 2026, about 8.4% a year. Several Florida markets rose far more: Port St. Lucie +314%, Clewiston +271% and Palm Bay–Melbourne–Titusville +232.6%.

How do I use my land equity as a down payment for my home?

When you build, your lot becomes part of your home’s purchase price, and the equity you’ve built in it counts toward the down payment on your construction loan. Say your new home costs $350,000, including your lot. If you qualify for an FHA loan at 5% down, you need $17,500 for the down payment, plus closing costs and escrows.

Example 1: 30% down · seller mortgage

Your land equity at month 36
$34,004
FHA down payment needed (5%)
$17,500
Left for closing costs and escrows
$16,504

Example 2: 10% down · land-for-deed

Your land equity at month 36
$28,890
FHA down payment needed (5%)
$17,500
Left for closing costs and escrows
$11,390

In both examples, the equity built over 36 months covers the full down payment, with funds left over toward closing costs and escrows. Your exact requirement depends on the construction loan program you qualify for and the home you choose.

See what you could qualify for
What does “fixed price” include?

A full construction budget: everything required to deliver a finished home with a certificate of occupancy. Your final budget is based on the model plan and specifications you select.

Can I pay off my lot early?

Yes, anytime, with no prepayment penalty. When your lot is paid off, we record the deed in your name if you bought with a land-for-deed contract, or record the release of your mortgage if you have a mortgage.

Is there a monthly fee besides the payment?

Yes, a $25 monthly servicing fee covers managing your account: processing your payments, statements and payoff letters. It’s already included in every monthly payment you see on this site, so the number shown is the number you pay.

What happens if I miss a payment?

A $30 late fee applies. If you miss more than three payments in the same calendar year, the loan accelerates and the full payoff becomes due.

Calculator and lot payments are estimates, not an offer of credit. Terms of 60, 72 or 84 months. Down payments of 30% or more: 10% interest, seller-financed mortgage. Down payments of 10% to 29%: 12% interest, recorded land-for-deed contract. Minimum down payment is 10%. No prepayment penalty. Actual terms depend on the lot and your qualification.

Equity lines of credit: up to 70% of land value, subject to valuation, income verification and approval. Funding in about 15 days is typical, not guaranteed.
